ProLegacy Fund 2 LLC (the “Company” or the “Fund”) was formed for the purpose of acquiring and managing a portfolio of diversified assets composed of Single Tenant Net Lease (STNL) properties and value-add opportunistic real estate assets. The team led by Rafael Hernandez, seeks to take the Fund into a growth path where wealth creation, income distribution and capital preservation for investors are the main objectives.
The Fund is managed by Guardian Legacy LLC (the “Fund Manager”) a Florida limited liability company. Rafael Hernandez serves as primary Principal with Guardian Legacy, LLC. The commercial real estate properties acquired by the Fund will be managed by PIMO Capital Management LLC, (“PIMO”) a property management company spin-off from PIMO Capital LLC, established in 2010, which specializes in real estate management and operations. There are related parties with regards to ownership and management between individuals at Guardian Legacy, LLC and PIMO Capital Management, LLC (see: “Planned Operations- Related Parties section in the Private Placement Memorandum - PPM).
PIMO Capital Management, LLC is a full-service commercial property management company providing a range of services to the Fund’s real estate portfolio. The PIMO team has hands-on, combined experience that accounts for over 40 years of excellent service and proven results. PIMO’s innovative commercial property management strategies help the Fund’s properties reduce their operating costs and enhance property values, while maintaining a superior work environment for customers. PIMO will be a key partner to the Fund with regards to the leasing and management of real estate asset acquired by the Fund. The management team at PIMO is led by Mr. Hernandez, Kenneth Golden, and Angelica Hernandez.
PIMO prides themselves as the best team in the industry, with extensive educational and practical knowledge of all related services offered. PIMO is fully involved in leasing, asset management, tenant satisfaction, engineering services, security, energy management, and sustainability practices.
The Fund seeks to acquire and manage Single Tenant Net Lease (STNL) properties, and value-add opportunistic real estate assets, diversified by tenants and geographical location. The Fund will seek to acquire and manage high quality real estate assets with the intention of providing participating investors with a real estate focused investment opportunity that combines income, principal investment growth, and elements of capital preservation. The Fund will pursue long term, lower risk asset acquisitions opportunities.
Value-add opportunistic real estate assets may have operational issues and require physical improvements, either due to neglect or original owners lacking the capital to make improvements. They can often be more lucrative with better management and the right physical upgrades. Once capitalized, the Fund will commence principal acquisition and management operations. The Fund has developed a specific methodology for sourcing, acquiring, and disposing of real estate assets.
For Guardian Legacy LLC, densely populated areas along the east coast provide a compelling opportunity for the purchase, management, and disposition of mismanaged, distressed STNL properties and value-add opportunistic assets. The Fund Manager’s construction and distressed real estate control team provides it the capability to accurately evaluate certain acquisition opportunities with the intent to restore the asset, engage in a reposition and lease-up, and then ultimately sell the improved asset for a net gain.
The Fund intends to operate as a hybrid real estate investment fund. The Fund’s execution strategy for those opportunities is detailed below:
Long Term Investments (seven years): The Fund plans to start the acquisition process during the first 24 months; hold the income producing assets under management during seven years, before starting the 36 month disposition process.
The Fund Manager, as a general strategy, intends to allocate approximately sixty percent (60%) of invested capital towards acquisitions of stabilized STNL property assets that will provide stability and predictability of income distribution with long term capital preservation characteristics, and will allocate approximately forty percent (40%) of invested capital towards Value Add opportunistic assets that require a longer duration of time to mature prior to disposition, but should provide capital growth and appreciation opportunities. The Fund Manager expects that stabilized STNL assets will still be sourced at attractive acquisition rates, however the properties may not require as much refurbishment or may be located in areas that demand a higher acquisition premium and thus the Fund Manager expects less initial equity requirements immediately post-acquisition. The Fund Manager still intends to deploy elements of refurbishment and re-positioning to maximize value and allow for maximum rental rates per square foot. Assets in this category will typically be held in the Fund’s portfolio for seven years prior to disposition.
The Company is currently managed by seasoned business and sector professionals dedicated to the success of the Company and efficient execution of its planned operations.
Rafael Hernandez serves as a Principal and Managing Director of Guardian Legacy LLC with the key role of taking the ProLegacy Fund 2 LLC into a growth path where wealth creation, income distributions and capital preservation for investors are the main objectives. Mr. Hernandez has over 20 years of experience with proven results in the commercial real estate industry. He has a Bachelor’s Degree in Economics and Management from the State University of New York at Cortland. As team leader he has developed high quality business strategies with short and long term objectives. He has developed a high performing managerial team to achieve goals and remain consistent with the overall strategy of the Fund’s vision.
Investor Relations Director
Erik L. Halvorssen, Investor Relations Director, with over 21 years of experience in the banking and finance industry, is responsible for consistently and clearly communicating the Fund’s investment message to potential and existing accredited investors. Since 1997, Mr. Halvorssen has worked in key positions with the most prominent wealth management organizations in the U.S. and Europe and has extensive experience in the family office services industry. Mr. Halvorssen studied economics at Universidad Católica Andrés Bello.
Kenneth Golden Operations Director, with his hands-on approach, Mr. Golden overseas management and operations of various properties. Mr. Golden owned and operated a successful electronics company over 30 years. He has over 15 years of experience in property and facilities management. His position is vital to real estate profits over the long run. He graduated from New York Institute of Technology, with a degree in electrical engineering. Mr. Golden is a member of the senior management team; he develops management strategies and contributes to the development of the company’s managerial goals.
Angelica Hernandez, Finance Director, is PIMO Capital Management’s administration & finance leader with over 10 years of experience. She takes the important role of overseeing the healthy financial functioning of the Property Management Company and liaison between administration, marketing, operations and finance. She produces financial reports, direct investments activities, and develops strategies and plans for the financial goals of the company.
Anabella Hernandez is a driven accounting professional. She holds her bachelors in Business Administration and Management from Emmanuel Collage in Boston. She also has an internship at SIT School for International Taring in Banking, Finance, and Corporate Social Responsibility in Geneva, Switzerland. Her key responsibilities are to ensure the validity and accuracy of the company’s accounting and bookkeeping.
Gus Serga, property manager, overseas general building maintenance and operation of multiple commercial buildings. He has over 20 years of experience in commercial property management as a building operator. With Mr. Serga’s hands-on approach he has becomes very vital to our leadership team. He manages tenants, deals with maintenance requests, and handles emergency situations.
Diane Toht-Perdue, property manager, overseas general building maintenance. She has over 25 years of experience leading teams in commercial property management. She manages tenants, maintains commercial buildings and secures premises. Diane looks over several buildings systems by contracting for maintenance services; supervising the repairs.

Corina Hernandez T. Corporate Identity Consultant creates a brand identify for a contemporary corporate look and feel. As our Brand Identity Consultant, she creates abstracts visuals that communicates relevance, feeling, and trust. Building an effective brand identity takes years of smart work and continuous customer response monitoring. She has worked as the Corporate Identity Consultant at PIMO since 2010. Corina Hernandez T. has over 20 years of professional artistry experience. She is a renowned photographer that has participated in the Art Miami Exhibition, Art Wynwood. Corina’s professional artistic experience has helped perfect her role as the Corporate Identity Consultant for corporate facilities such as CoSuite, PIMO Capital Management’s headquarters and many other portfolio properties.
